The Approach
Cost Optimization with Simplified BIM Models
POWERBIM is used to estimate construction costs, sales prices, and multiple parameters based on dynamic real-time calculations from BIM model databases.
The client has a clear view of the variables used to calculate the development price, and based on this, a complex or detailed model is not necessary at all. To simulate multiple scenarios and work in BIM5D, a complete detailed model is not required if the prices managed are global. In fact, a BIM model with “Boxes” defining dwellings, common areas, terraces, and specific components like parking spaces, is sufficient to automate calculations, allowing the client to configure several versions before detailing the best option.
The pilot project aimed to demonstrate to the client the possibilities of easily calculating the required indicators from a custom Power BI report connected to POWERBIM. From this template, all projects with the same requirements can be automated in POWERBIM, including the comparison of project versions.
The next steps will be to create the same workflow with a complete detailed model and link the components to a BOQ database.

Developed Technologies
Use of simplified models structured into basic volumes (dwellings, common areas, terraces, parking spaces) to simulate financial scenarios and automate cost and price calculations without relying on a detailed technical model.
Real-time data flow between BIM model databases and a custom Power BI report for dynamic calculation of key project parameters and indicators.
Standardized system in POWERBIM that allows replicating the analysis in new projects and comparing different versions or configurations of the same development before starting the detailing phase.
Extension of the workflow towards high-level detailed models, directly connecting their components with Bills of Quantities (BOQ) databases.
