The Strategy
Digitization of complex installations and centralized management for the automotive sector
The pilot project developed for BMW Group addresses the end-to-end digitization of an existing 6,000 m² building, focusing on detailed 3D modeling of all MEP disciplines (Mechanical, Electrical and Plumbing) and the structuring of its technical database. Through the POWERBIM platform, an advanced visualization system was implemented that connects digital models with real-time operations, allowing the Facility Management team to access building systems information in an intuitive, transparent and interactive way.
The scope of the work performed is divided into several areas:
- BIM MEP MODELING OF AN EXISTING BUILDING (REVIT)
- STRUCTURING AND STANDARDIZATION OF TECHNICAL ATTRIBUTES
- PARAMETER AUTOMATION AND CODING WITH DYNAMO
- DATA VISUALIZATION AND POWERBIM INTEGRATION
- INTERACTIVE ANALYTICS DASHBOARDS (POWER BI)
- OPERATIONAL OPTIMIZATION AND MAINTENANCE MANAGEMENT (O&M)

Developed Technologies
3D surveying and digital modeling of the facility’s mechanical, electrical and plumbing (MEP) systems across 6,000 m², ensuring the asset’s geometric and information accuracy.
Development of custom scripts for bulk metadata assignment, element coding and attribute validation without manual intervention, thereby reducing errors in information loading.
Executive dashboards bidirectionally connected to the 3D model to dynamically assess the status, distribution and key metrics of the MEP networks.
Structuring of the technical database for equipment and installations under consistent parameters, facilitating rapid component identification and lifecycle traceability.
Integration of BIM MEP models into a 100% web-based environment that centralizes technical documentation and enables interactive navigation through the building’s installation networks.
Transformation of the BIM model into a direct-reference asset for building managers, reducing maintenance time and improving operational control of the
plant.
