Comprehensive BIM roadmap and asset management for logistics centers
The project consists of providing Zalando SE with the best way to begin implementing BIM methodology, from the organization to all stakeholders involved in Zalando SE projects for Logistics Centers-Warehouses-Offices.
The scope of work is divided into several areas:

- BIM IMPLEMENTATION WORKSHOPS
- BIM MODELING FOR LOGISTICS CENTER – LOD300
- BIM FOR FM AND CAFM INTEGRATION
- INTERACTIVE BIM-VR APPLICATION
- POWERBIM PROTOTYPE FOR CAFM – BMS / IOT
The implemented work provides Zalando SE with a complete roadmap to achieve the primary goal of implementing BIM within the company for the entire lifecycle of Logistics Building projects, for all stakeholders, and to create the best possible foundation for future incoming projects.
The representative of the Corporate Real Estate Innovation Department at Zalando SE, Analhia Cano, agreed to participate in the Autodesk Forge Partner Talks “Winter Sessions” dedicated to Facility Management and Logistics, sharing her vision of the work performed by BIM6D and POWERBIM for their interests.
POWERBIM is the tool selected by Zalando SE for BIM Construction and Facility Management; from BIM Audit tools that automatically create BEP compliance data reports, to the integration of Clash Detection data results, to the integration of CAFM data into BIM, and through to Logistics Identification—it is all about DATA integrated into BIM to better understand the complexity of Warehouse Logistics Centers.
Technologies Developed
Development of Employer’s Information Requirements (EIR) and complementary documentation to define the methodological framework and coordinate all stakeholders involved in Zalando SE projects.
Creation of digital models for logistics centers, warehouses, and offices with an LOD 300 level of detail, serving as the geometric and informational foundation for the project.
Implementation of tools for automatic data verification against the BEP (BIM Execution Plan) and integration of Clash Detection reports.
Connecting BIM model information with Computer-Aided Facility Management (CAFM) systems to optimize the operation and maintenance of assets (Facility Management).
Development of an immersive environment using Virtual Reality (VR) integrated with the BIM model to facilitate the visualization and understanding of the logistics design.
Real-time integration of BIM model data with Building Management Systems (BMS) and IoT sensors for advanced monitoring of the logistics center.
